I am building an 18 unit apartment complex late spring to be completed in 2023.

I can’t imagine it would be hard for a lawyer to prove in court that my single member LLC and I are separate entities and I am not responsible for the “company’s” negligence.  

We stipulated clearly in the contract what types of repairs and fixes the tenant was responsible for (our first tenant acted as if they were renting an apartment in a managed complex and called us almost daily), and gave pre-approval for any owner repairs up to $300.

My goal in the next 6 month to a year, is to purchase a multiplex/apartment complex and to build my social circle in real estate.

So, my husband and I just moved into a 2yr old luxury apartment complex in a very nice community.

So, it's been in court for 2 years due to Covid.  

Court case in my area determined that a landlord cannot holdback on returning 'pet deposit', as a pet allowance implies typical pet consumption.

Fleischer V Commission is one of several tax court cases, that limits personal service businesses (real estate agents, insurance sales man, accountants, architects, etc) from using an s-corp structure, because the services provided are by an actual individual and not provided from a corporation.
