I've never owned property, so I have no experience with financing, contractors, or anything regarding the process of buying and rehabbing a property. 

@Donald Murrill   I recommend getting a contractor in to take a look at the property to give you an idea of the cost it would take to convert the hotel rooms into apartments.

Currentlywhen speaking with prospecting sellers they are okay with everything until they see my LLC name on contract or see I am out of state.

Most realtors who are landlords will also be able to share their handyman and other contractors who will save your buyer time and headaches.By too old or too new I mean this. 

@Alyssa SteinruckYou may have some contractors come and see how long it would take to repair the damages, or how long to repair the safety issues and get a better idea of what it will take to fix.If its something they can do in a week or two, you may just offer to put them up in a hotel until the major safety issues are addressed.

Is this just a matter of getting a contractor to come walk the property?
