Are they nickel and diming me with admin fees and opening the filing cabinet fees?

I asked my cousin who has been in construction to give me general figures for rehab costs for cabinets, floors, roofs, etc.

Then to make it appealing that won't break the bank are some LifeProof planks, nice bathroom vanity, and white cabinets.

The chef’s kitchen features quartz counters, an oversized Island, under cabinet lighting & SS Kitchen Aid appliances.

Paint the kitchen cabinets.

This house has new everything, new roof, new floors, new cabinets, new SS appliances, this house might as well be new!

You could make some improvements but replacing something like cabinets is pretty intrusive/time consuming, so it might be difficult to pull off without inconveniencing your tenants.

For example, the cabinets and doors are very thin but you get what you pay for.

It ended up requiring ripping out the counter, cabinets, and cutting out part of the subfloor, and then running drying fans for about 3-4 days straight.
