I run a large group called Black Diamond which alternates between Waltham and Worcester, our last meeting had 106 attendees. 

His advice is to make an investment and get your cash outlay back ASAP and then continue on to the next investment.My initial thinking was to refinance every x number of years while still maintaining an acceptable mortgage that kept me in the black.

They certainly make it known when they want to sell us a mortgage, credit card or investment plan; Why not a big ticket item that could get them back in the black?

First, in response to your initial "question" on will you be black-listed by the real estate company.

Not a problem with an item costing a few hundred dollars but it could be a much larger oops and I have a hard time walking away from that duty as a wrong decision could take me from black to red very quickly!

This site is a huge help for us already, but having an extra $50 to spend at the money black hole that is Home Depot will be huge for us.Very excited and happy to help.

I became so enraged with trying to follow all the changing rules of the banks and despite perfect credit, great equity in your home, all of a sudden the rules change, black is white, up is down etc.
