Hello BiggerPockets Community,

My name is Josh Davidson, I learned about BiggerPockets in April and signed right up after discovering all the readily available information on real estate investment. I'm a little late with my introduction but I just recently moved to Franklin, MA from Dorchester(Boston), MA and now that most of the boxes are unpacked I decided it was way past due.

How I got here: I purchased a two family home in the Pope Hills section of Dorchester in 2011. It was a short-sale purchased with an FHA loan, owner occupied. Prior to moving in, I focused on getting the rental unit ready before I put my efforts on my apartment. I've always been attracted and intrigued by real estate but once I saw the tangible effects of leverage while my tenants paid 70% of my mortgage, I began to see the forest through the trees.

As I mentioned, my wife and I recently moved to the suburbs but held onto the two family property in Dorchester as the appreciation in the Boston area has been rising since I bought the house almost 5 years ago. We secured a new tenant for our former unit and have a great cash flow on the property.

Admittedly I have ALOT to learn but based off of my short time on BiggerPockets, I'm confident there's more than enough knowledge and experience to add more multi-family(2-4 units) to my portfolio. I'm very new to the business side and want to make sure I build my foundation correctly so that I can scale my number of units.

I'm excited to meet and network with members in the BiggerPockets community. I have some skills that I can offer in exchange for real estate investing advice and knowledge since I don't have a ton of value to immediately add to somebody's bottomline. I'm happy to meet up for coffee with local members in the greater Boston area. I can provided services such as cold calling(sales background), plastering(small jobs) or painting if any one is interested sharing their wisdom.

Thank you for taking the time to read my introduction. I'm excited and committed to taking my first step towards acquiring my next multi-family property.
