Here in Denver, a lot of Airbnb/STR hosts are dealing with this issue as the city is cracking down on these setups.

Advise that you need the tenant relocated from your property immediately for a whole host of issues and that you would like for a Notice To Quit to be served on the tenant immediately (in my area, the caseworkers can issue the Notice by email and have them out in 3 days) and offer to provide them with the details should they wish to file a fraud claim against the previous seller. 

I run a FB group for NGA STR Hosts - I'm hearing the same thing about occupancy, but the ones who get creative and have some 'wow' factor / cool decor are still crushing it. :) 

Zillow estimate is 1.39M.Both units are currently occupied but the main house (2200sqft) is moving out this weekend and they had originally planned to host an open house at that point.

Our team hosts free monthly "Pints and Properties" meetups in multiple different locations spanning from Gardner to Waltham, to Manchester NH!

If you decided to go that route I would be interested in the possibility of co-hosting w/ you or perhaps even being your tenant... you never know!

Several of my neighbors only list on Vrbo.From what I have been reading Airbnb has been making changes that are bad for many hosts.
