I have seen some very bad cases in the post COVID age where the gents and ladies did not have enough insurance coverage but were investors.

Be prepared for the call from the little old lady who's heat has gone out and it is -17 degrees outside. 

For me coming into the business in the mid 70s none of this existed.. if you wanted in real estate you got a license and picked a field within real estate to work and started building a career and making money .. which is what did I did not buy my first rental for maybe 5 years after I started.. then learned I hate rentals again like the lady above.. and I like more deal making and not working with tenants..

And I said a “she”because is a lady that lives in the area I work.

The $20-25k deal had just been completely rehabbed (electrical, roof, etc) 2 years earlier and was in a commercial area, but the lady needed the  money because her daughter (with 3 small children) and she needed the money for an attorney. 

Hopefully you will meet some equally amazing young lady and she will make you trade that thing in on a minivan. 

Just took 5 properties under contract from an old lady.

The buyer was an eager young lady.

I want a nickel every time someone uses the phrase "cash flow negative spouse" ;)Probably not very helpful with the ladies..

My lady wouldn't go for it but if we don't work out I've already decided I'll move out of my duplex and live out of a van.
