What @John Thedford was probably referring to is the way some wholesalers do business, if you tell you owner you are going to buy the property and don't have any intention to that is by definition fraud.

If you need references for either of them in San Diego, or I have an accountant in LA, let me know, but I can't say I know too many of them up north.

I can also refer you to a few property managers and a contractor I did work with this year that did a great job for me, depending on the size of the project. 

I suppose the question I am asking is more in reference to marketing materials/implementation strategies specifically.

And then when I go to the XYZ Big Bank website or call their mortgage 1-800 number, I learn that they "do not offer" the program that has their logo all over it in internal documents. 

I have heard this be referred to as "bond for deed" here in Louisiana, but I'm not finding any information on how to set these up or who pays taxes & insurance, etc.
