I know out-of-state investors can ask for live video conferences from the property with their realtor, or have a property manager tour the property for them as a third party.

You can read all the books and watch all the Youtube videos, but getting in there and doing it with someone is the best way to learn in my opinion.Hope this helps!

You could do a video tour (upload to Youtube for next time) and have them choose that way.  

See if you can install cameras on the property to try and gather some video evidence
