The buyer provides an application with financials, (prequalified) nothing is verified.  

You can and should of course verify the info offered via nj.com, niche.com, greatschools.com and many others.In addition almost every town has its own parents FB page - those are also pretty good resources to tap into. 

I've verified employment for the girl by calling her employer and asking if she's been employed since the month & year listed on her application, which checks out. 

Modular" homes do have many of the value points that you state in you post in that you can generally have you modular built faster and cheaper than stick built.I am in the middle stages of vetting modular companies here in Texas and will be working to build out several modular duplexes on a piece of land I have identified, jut working with the county engineering team to verify infrastructure.
