Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

However, if its through your individual tax returns then it may trigger an audit.

I have a letter with multiple complaints drafted to the Iowa Attorney General but have not pulled the trigger on sending/initiating that yet. 

I notice the oven knob isn't completely in the off position, but that shouldn't matter since the oven gas (unlike the burners) is triggered by the thermostat current, not the knob position.The tenant is a little flaky, but is generally competent in taking care of things, and would  know if she is leaving the range on.

I'm pulling the trigger this year.

You transfer the property into a land trust (which does not trigger the Due on Sales Clause,) and then assign the LLC as the beneficiary.

I'm personally waiting on the O-Zone finalizations to pull the trigger on a couple of single family (although I know you are looking at MF) unless something slaps me in the face before then. 

I can tell you this for sure, I spent just as much time this round panting, maybe more, that it would have taken to just pull the trigger and replace.Well, feel free to show this post to your peeps and maybe you can get them to see what we see.As far as the old sink, I'm shocked you haven't seen a thousand in Chicago.
