For instance, if your building is 50 units all 1-bedroom 1-bath next door to a very large Hospital complex that employees an above average number of traveling nurses, this would obviously dictate your business plan.

Renting Airbnb properties while traveling through Europe is hardly what I’m talking about.

Either way, leasing without the option, or leasing with the option you do much better to show a clean and more-habitable property.

If you need to travel North, knowing which way is North matters a lot.

I travel for work so me being the landlord is kind out of the question.

I agree with @Jon Crosby that catering to traveling nurses, teachers and the like if it works in your area.

I'm actually not sure I would because I don't see that as being either a safety or a habitability issue. 

Students and traveling nurses are two groups that I've known to look for furnished units.
