I can tell you from experience, the investors that have the most positive experience when buying turnkey out of state are the ones who build strong connections with the company they are doing business with and are comfortable asking tough questions.

Small amounts are tough to lend, you could make a purchase money second, fully amortized might make a decent loan, but it won't earn what you could do with it in other areas.

:D).I plan on attending law school (not sure yet of specialization, but I will be pursuing something in financials: tax, capital markets, investment banking, REITs, etc) beginning 2014, and consequently, have a "gap year" to build experience (any productive kind) and possibly earn some modest cash to put towards (near)-future investments.
