Normally, it's offered to the other partners first and they can either both buy it to equalize the partnership or maybe one can buy it to take percentage ownership.I think you could handle this through a real estate attorney easily.

We’ve told our renters that they’re still responsible for rent until through the duration of the lease term until we find new renters, to which they were surprised.

I guess the purpose for this is to help fund community improvements and maintenance though it's a bit unusual since HOA fees and property taxes typically cover these.
