You are now making a full mortgage payment, a full heloc payment, and your heloc is already tapped out so you can't withdraw more. 

While some people have been very lucky at using home equity loans etc, I am having a lot of trouble tapping my equity!

I'm looking on my phone right now, and the big blue response button marked "Ask for Details" right under the photo, name, and price would send that kind of automatic message if I tapped it.

We own rentals out here and although the cashflow is nice, most of our big gains have come from tapping into massive appreciation on our buy-and-holds.Cheers!
