I would like to convert to longer term corporate and grad student rentals but just getting started exploring how to attract those guests.Our business plan is to do more of them as well.  

A good thing especially for young adults who have student debt.

I do a premium for M2M depending on the situation, i.e. students that may graduate in December and don't know what they want to do, someone who tells me they want to go M2M because they're trying to buy a house, etc. and want to leave in December, etc.
