While living upstairs i had high electric bills winter only (all elec apts) like 300$ avg in winter time when running heat at about 65ish.I have a feeling the furnace size is pushing it, not incredibly small and not oversized for the unit about 1100 square feet.

While some may go for the idea, I would not touch it with a 10-foot pole for reasons already mentioned above, mainly potential damages to the home.I also would not like the potential drug activity that could arise from this.To each his/her own.My current lease agreements offer garden spaces to tenants, but prohibit any growth of Marijuana.

I'm not familiar with your market but if you're putting in free standing claw-foot tubs in mansions then we may be talking apples and oranges.
