Don't worry about the 'brand' name, it's just a platform to operate on, no different than Realtors.... the Keller Williams or Long and Foster is irrelevant, what matters is that Realtor.

An independent mortgage broker reduces that to 1-3 (& yup, you can cut that down to zero by getting all the licenses I have, and so on, which is about 3x as hard and 5x as expensive as getting your real estate agent license -- and if it's a choice between those two, becoming a Realtor will save you more money to boot as well).No brand recognition.

My thinking is why would a prospective tenant pay 1700-1750 for an old, out dated apartment when they could pay the same for a brand new apartment with all the amenities?

They want over $100 for a lead on one type of job last time I talked to them.The money you could spend on leads can stretch so much further if you invest it in local advertising, wrapped trucks, eddm, networking groups, getting certified in one specific brand, give back to your local community, follow up with existing customers etc.
