When I relocated to southern CA I needed information on the market, and found BP, and was hooked.

@Clay Collins  Coming from the buying side, I just bought in southern CA and in one year of making offers, I lost out to cash buyers every single time, even if my financed offer was higher. 

The industry is exploding here in Southern California!

My company is a lighting distributor (material supplier) for commercial and high-end residential projects.The projects I manage vary from $10,000 to $350,000, and I help supply lighting fixtures and controls (from simple dimming switches to fully automated systems).Currently, my wife and I are finalizing our HELOC docs, and we are looking to invest in out-of-state rental properties (we are in Southern California).I’ve been browsing Phoenix and Jacksonville areas so far, and I am open to other marketplaces if the numbers make sense.I am profusely reading books and listening to podcasts to prepare myself to find and close my first deal, and I signed up to attend the Real Estate Rookie Bootcamp Weekend.Hopefully I will get to meet and network with fine folks who share similar goals and values, and I look forward to connecting with y’all on this forum!

I am a student in a Northern California beach town, and my hometown is a Southern California beach town as well, and I would like to live and work in these areas.

It's not nearly enough if you want to flip anything in Southern California....and I do emphasize all of southern california because you will have even less chance at anything in the city.
