I am looking for the fastest way to retirement, and the only way I can do this is by generating CASH while I sleep. 

He's the kind of guy who will let homeless people sleep on the sidewalk, then ban plastic straws based on some viral YouTube video.

Just sit/sleep in your car.

Seems like all we do is eat, sleep, breathe, and think about real estate.Only thing stopping us from building an empire (lol) is the anxiety of starting a new strategy, in a new area (and a different country at that), but I’m confident that once we take the plunge, we’ll make it work!

@Eddy Dumire maybe you just flip it and make a quick 10 to 20k and let someone else have the Joy of being a landlord in a ( as you describe crappy hood)  your wife is happy your happy you made money.. nothing says you got to keep these things... best of both worlds.there is a reason there is so many low end rentals to choose from.. burnt out landlord syndrome is very real in these areas.. people just get tired and finally give up.its that live well sleep well theory... plus you don't get shot or mugged

I would sleep better at night knowing that any major repairs would be fully covered at night (less the deductible).  

Knowing we've prepared for the worst and in the worst case, we will make money, makes me and our investors sleep well at night!

It will be wonderful to be able to go to sleep at night and not wake up at 3AM with my brain making up a Honey Do List of repairs to do in the morning.

The reality was that we were stuck in our offices (1) cancelling dinner dates, (2) rescheduling anniversary dinners, (3) sleeping in our offices, or (4) getting fatter, balder, and more depressed because you are working around-the-clock to check a 100 page document for misplaced modifiers or subject-verb disagreements. 

I don't know how they do that and sleep at night though.
