Once I identify which people are cash buyers and buying in the area I'll just skip trace them and call them and ask them if they're interested in buying any more properties in the area.  

Do other cash investors buy title insurance or skip it?

If you are looking o have a combination play of small cash flow ( or perhaps negative cash flow) with expectations of appreciation, along with the ammortizationa dan depreciation benefits, then single family may be the better vehicle.My very first investments were single fa,I,y rentals out of state and if I had to do it all ove again knowing then what I know now, I would have skipped that and gone straight to large multi family deals and partner with other investors and operators in that space.

Any low cost skip trace sites most are .25 and up unless you’re doing over 10,000 numbers at a time

@Laura Johnson, considering the other measures you're taking, I would skip the iso clips and do a 2nd layer of drywall with the green stuff between.

Hi everyone,We do a lot of skip tracing in my business and have been using third party vendors for batch skip tracing. 

Preferably on a weekday (skip your day job!).

Don't skip those steps.  

I would skip or at least push the 4-hour work week WAY down the list.
