No inspection, you lose your rental license because of lack of inspection, and now you either operate your rental illegally or evict the tenant for refusing to let a government official in their house.And this was shot down by the Kansas City Missouri City council for many of these unknown questions and because tenants and landlords have been suing cities across the country for similar laws and winning. 

I think many of us often float in the 'ether' of REI and are paralyzed by fear, numbers or simple complacency. 

Make your life simple, pass on this applicant and find one that will actually pass screening.

You separate the holding company for a number of reasons: rental income is taxed at a some of the lowest rates, and the risk of loss is different in character than that of running operations, its tax filing looks different (as a business) than a business that runs operations (deducting capital improvements, etc.), among others. 

On top of that the funds needed for the repairs and operational expense will not be insignificant.

I am hoping for a simple, legal solution that will keep both sides in check.   

The simple answer is that now is a great time to throw up any vacant rentals that you have coming up.

Hi, I just started using the real estate site Hubzu and need advice and hopefully some explanation to how they operate.

In the past few years, the counties / cities in Ohio 'caught on' to this and will look behind a simple 'Quit Claim' or change of company name eventually.
