In the middle of the night, unless the place is on fire, or something of that scale, nobody is going to jump through hoops to respond right away. what I had done was get a google number that I gave tenants.

I mean seriously... if you are doing SO WELL with a 3% success rate... how much more successful do you think you will be when you actually use math data and analysis to scale to a 37% or maybe even an 80% success rate.You can remain stubborn and defiant, but who will be hurt doing so?

Different scale of course but San Antonio seems to be at the start of their growth curve while Austin seems to have (as you say) peaked in the short term.

Jay Hinrichs is also a good resource, he posts and has podcasted on the subject many times.I am in year 5 and counting on the first phase of a 13 lot subdivision in Asheville NC, my first, and I would never undertake a project of this scale again.
