@Michael LowryI'm not familiar with your area, so take my advice with a grain of salt, but you seem to be offering the owner top dollar on a property that is already getting top rent dollar and you're putting 100k down and paying 7% on the balance.

@Jean G....You can take what I post with a grain of salt, but I'd never work with FMC. 

New roof, new ceiling, upgraded appliances, spray foam insulation in the crawlspace, added a heater to the crawl space etc... 

Based on what you've said my advice (I'm still new too so take it with a grain of salt) is to try to find another wholesaler you can work with to show you the ropes.

If tenants do that, can the landlord ask for expenses to clean up anything left behind (or from anything similar for example spray-painting something or building furniture)?

A male will spray and every day additional damage piles up.  

FOR EXAMPLE THERE MIGHT BE A HIGH NEED IN SALT LAKE CITY, BUT AN OVER SUPPLY IN SANDY.

Redfin and Zillow (taken with a grain of salt of course), already appraised my place to be $350-$360k.

Don't want to throw salt on the wound, but if one month's rent = your whole annual NOI, then you're really thin on this deal.
