How did you add value to the deal?

I'm looking for multifamily properties with value add potential (maybe replacing the cabinets, painting the outside, adding some plants, or adding new appliances - not a full gut job.) in B or C areas.

I am closing this week on a 3/2 all in will be 75k, with 1500 in rent, ARV about 125k, 2 br, all in 65k, rented at 1200,value about 95k.

Rent it for market value but not to a friend, at least one you want to keep.
