I've been in the financial industry for over 9 years ranging from retail and community banking to commercial real estate and small business lending through the SBA.

Most jobs aren't carrying that kind of profit margin for sure in this industry.

Plan is to keep the gas pumps flowing and repurpose the service station to two retail units (this is part of a larger STR concept with contiguous properties).

The combination of accumulated new construction deficit and sudden shift in millennisal thinking caught the housing industry by surprise, and with their pants down so to speak.To give you an example: the Milwaukee metro area has about 1.6 million people, about 360,000 of them are millennials, theoreticlly that makes 180,000 couples who are or will be soon looking to buy.

It is a highly regulated industry. 

They are building a new town center at the corner of my block (literally) with over 1300 new apartment units, 250k sq ft of office, and retail space.

Not only is the market causing so much pain in the industry but also the lack of good help and good contractors.

The plan is to demo the existing structure and build a new 9-unit apartment + retail building.
