I have a duplex that the tenants pay for all their respective utilities since they have their own meters, so I don't have to worry about those extra expenses.

Assuming you have a respectable FICO you can buy, with a FHA Loan (3-5% down, a 30 year amortization schedule, and a residential loan rate).

There is zero inventory in this price range.

Agent was smart in listing at lowball price in an area w/comps in 225k range then asking for H & B within 4 days.  

Give your investors a range depending on these factors and you'll be more believable.

A couple of the homes need some minor repair work in the $3k-$5k range total.
