I think the only way around that *may* be to go to something along the lines of a UPS Store and rent a PO Box that is listed as a Suite address (so instead of PO Box 1234, it's 1234 Main St, Suite 10). 

I am thinking renting the entire house is the way to go.

If after reading your operating agreement, you are still not clear on the procedures, a call to your attorney may help.Assuming the LLC operating agreement is unclear or silent on the issue, I would think a non-cash trade of shares for equity might avoid a taxable event, but am not clear. 

Why do you think purchase contracts are so long and have such small print?

A short cut for this is the mobilization payment and I think many GC's would be reluctant to disclose their materials costs with complete transparency.

California is pro-ADU right now so they are definitely pro-housing, but turning a single into a duplex is not always as easy as people think.

They may think I am clueless to market rent, but I do not give a $hit. 

Is any lender going to know that you are living in the lower garden non-conforming garden unit....highly unlikely.Also, I think an important thing to distinguish is illegal units vs. non-confirming.
