I would say that 90% of the deals that look good on paper really aren't when you consider factors like rental comps, rehab costs, taxes, etc.

Most inspectors won't do an inspection without a 3rd party to protect them from the liability questions above.Also note that most standards say that home inspections are non-invasive so we aren't moving furniture, or tearing off dry-wall.

@Anthony Russellunfortunately the majority of the tax calcs out there will produce inaccurate results for two reasons: (1) calculating your tax liability can be tough to do, especially if you are a real estate investors or a business owner as you will not see the same net income month over month and (2) the tax calcs that do work aren't tailored to your specific situation.

I do month to month, some tenants aren't crazy about that to start, but if you are a good fair landlord and they are a good tenant you won't have any issues they would stay just a s long.

You aren't really supposed to move completely out of the property unless you do refinance with a different lender or you experience some kind of outstanding circumstance that requires you to move.

But I do know that if I do choose to go out of state, I better known darn well why I'm not investing in Tacoma.Another piece of this... is that all the homes I"m finding locally that fit the numbers to produce cashflow (and there aren't many really, inventory is somewhat low), all need some work, or some substantial work.

I felt she has been great the entire time up until yesterday when I reviewed the property management contract.So I'm going to stick with her under the better terms that I was able to get from her(10% monthly, 1/2 of first months rent, $150 renewals) and hope there aren't any more problems from her.

People move from all over Houston just for Katy ISD, however the taxes aren't cheap all across Katy, it depends where you are.
