Students are not a protected class, so I want to confirm if we can accept the rental application only from medical students here in New Jersey.Does anyone see any problems with such approach?

If you're in a smaller town or more rural area, you'll probably be ok for a while, but it seems most of these regulations are geared towards weeding out the out of state investors in preference or resident owners.

I have a blacklist of poor performing commercial attorneys, developers, property management companies, owners, listing brokers that I want to avoid at all costs if possible doing a deal with.The only time is if they had an incredible property for my client to buy would have to put in extra protections in place to safeguard sleezy tactics.     

I would even say this is for her protection, if people are breaking the windows, you want to ensure her safety as a tenant in your property.

You still hold title and will have more protections I would think.

Check with your states consumer protection dept to see if they can assist or if there is fund that covers it.
