Have I been paying unnecessary premiums for years?

I was speaking to a seller the other day that wanted a 40% premium over what he bought it for and it needs a new Roof! 

In a rental case I'm guessing most people would not be interested in those circumstances,  and those who would consider the option certainly wouldn't pay a premium for it.So I guess the question is,  when accounting for water, sewer, and electrical hookups,  THEN what time to install and what is the ROI?   

I would suspect things can get handled out side of escrow in these areas.. as in behind the wood shed.

I even threw in some premium things not found in any comps (LED can lights and quartz counter tops; they didn't cost me any more than normal stuff would and they look great).

William, your insurance premium will be based on the building value and # of units. 

I know in the woods you can use Leaves to wipe, but you obviously didn't wipe yourself...The entire thing here is just wrong, sick and nasty.

For that she is rated at about a 10% premium over me.Of course I live in TX home of unregulated insurance companies, hence the HIGHEST HOMEOWNER'S RATES in the US.Marvin the studen has the best, shortest answer.

I have installed vct over MANY wood floors, and never looked back, for all the same reasons as above.
