Irvington has not and will not because there are too many distressed areas and it's not big like Newark to be able to withstand the amount of distressed versus a market level.You will always have people wanting to get out from any area, you can't take that as a sign what the area is, and yes Irvington isn't an upper class area and you might have some people not wanting to deal with it, but for any investor that can handle anything more than just sitting comfortable in office and just taking out rent checks from your mail box, if you gave a good deal there Grab it, screen your tenants be patient and you'll make beautiful money.that brings me to the other point it is hard to find a good deal these days even in Irvington THE PRICES HAVE IN FACT GONE UP TREMENDOUSLY Over the past 3 years just like the other cities. check the history online you'll be shocked on the gtowth Irington had just in the past few years

I could get the 12mm laminate for 2.82 on sale, but I feel like it’s so much more durable and thicker then the Lpv I’m honestly shocked that the Lpv 22mm holds up better holding the 2 samples you wouldn’t think so
