As an example, I can rent a garage for the same price per square foot as I can an apartment but the only things I have to "maintain" are concrete floors, metal doors and driveways....no toilets, holes in drywalls, ruined carpets, broken doors, cabinet, etc, etc, etc!

These buildings are cheaply built (stick frame, not concrete, you can hear your neighbors doing everything) but look nice to the average renter thats forking over $1,800+ a month for a 1br apartment.

When I purchased it for 62k, it had sheetrock but no floors, cabinets, fixtures, appliances, or exterior concrete.
