Considering then that you probably don't have an social security number and no bank account in your personal name it's going to be even harder.

Suing for performance can be long and costly..

I currently hold their security deposit, only $500 and technically I have threatened to report their business to code enforcement before (I held off) but I could use that as a negotiating tactic for leaving on time, since the fines are up to $5000 in Miami and it’s possible this tenant Does not have full citizenship status. 

I would only suggest hard money after you have performed several deals and are familiar with all costs and potential rehab surprises that can be encountered.

I was not in Social Security due to being in full time ministry, therefore would not qualify for Medicare at retirement.  

I understand the weather has been disruptive, but maybe they could have cut their fees in order for you to cash flow a bit.I would vet his company to see how they perform on the sell side.  

@Paul LaSpina The amount of money it will take you to hire a competent securities attorney and other professionals (CPA, etc) will far surpass your needs (assuming this is just 2-3 people). 

My other prospective tenant is willing to pay a double security deposit (prepaid rent) because his credit is week. 

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I have invested in Indianapolis but my properties there have not performed as well as my houses in Arizona.
