Would an unsecured line of credit for down payment speed up the process?

@Frances Evans, I've owned a SFR near Pinnacle Peak for ~10 years and I've used the same property manager for nearly the entire period.  

I guess my question is, I would like to speed the process up and look at obtaining other properties, however with this house which probably has a market value of around $200k, and we still owe $120k.Would anyone suggest bringing on a partner to help beat down what is owed to help get to the next property?

I have peaked their interest by bringing up the EB5 Visa program.
