Question about bringing on a partner or investors

First time, long time... 

Thank you all for your help in these forums, I have learned a lot.

I would like to list out my particular situation and see if anyone has any advice.

My wife and I currently have a single family home that that we have been renting out for five years now. We have only had 2 different renters, not much overhead costs even though it is a old home and it is a very popular area.  It has always been cash flowing and I do not foresee much issue in the future continuing to rent. 

I guess my question is, I would like to speed the process up and look at obtaining other properties, however with this house which probably has a market value of around $200k, and we still owe $120k.

Would anyone suggest bringing on a partner to help beat down what is owed to help get to the next property? Or maybe look for investors to also help bring down what's owed and do a refi to pull cash out for the next properties?

Since this rental is so profitable and at this point hasn't been much of an issue, it doesn't seem wise to sell?

Sorry for the long post, just trying to get some expert advice on what would be a good next move to get serious about other properties and growing our business.
