Assigning a contract you are a principal party to, is also not illegal in any state.There's really only 1 thing that is illegal and is often promoted by wholesale gurus, and that's pretending to be the buyer and telling the seller YOU will buy their house, when you have no ability or intention to do so.

So, I'm still really new here and I'm putting in an offer on an REO through a wholesaler.I know there is a right of redemption on foreclosures in Kansas (12 months), but does that apply to an REO, or once the property passes to another buyer (me... or the party that I eventually sell to), does that right of redemption go away?

You will want to negotiate a move-out plan that will be the least stressful and most efficient for all parties involved.If you want the renter out because they're a really bad tenant (not paying rent, causing property damage, disrespectful, and/or dangerous), then do so as quickly as you can, with the help of legal counsel.
