The nice thing about it is you can find barely dinged or scuffed new appliances at a really solid discount.We have also found returns that were almost new at places like Home Depot or Lowes.And the previous poster who talked about picking up appliances when you catch them on sale is onto something.

Once that is under control I think the development will be easier to turn around and the units could experience some appreciation thru proper condo association management at which point owners that don't sell could demand more, so a bit of a catch 22 there.

Unless it's a dirt cheap courthouse steps home that you got for virtually nothing, and thus you don't really care if you lose it, always get title insurance.I've actually received a court summons & lien threat over something a previous owner did that the title company didn't catch while I was in escrow to purchase the place (straight retail MLS property, wasn't a wonky deal at all), and had title insurance take care of it.
