@Ryan WeimerEven if you did have some contractual leg to stand on, then it becomes a question of damages and is what you are going to get be worth the legal fees/headache? 

Any reimbursement that you choose to offer should not be payable until the end of their tenancy.No sense paying for something now that might grow legs or get damaged when they move out.

I guess my question for me is how do you find the best market when trying to invest out of state as I currently live in Orange County California and theres not much inventory for 2-4 units to have cash flow. 

I'm in the DFW metroplex and am looking to do the leg work for BRRR or LT single family investors. 

You might have to do a bit of leg work to find banks that will give you all the way to 10, but they're out there.Good luck!

I will say that Orange County (most of Orlando) is experiencing long delays in permits, so you will need other housing while its being built.

He didn't know his insurance lapsed over the summer, and his son was injured requiring hospital attention--his son broke his leg and it required surgery to fix.

Think avocado appliances, shag rugs, faded orange formica, etc.
