Money Market Checking Account that I use for all reserves - My current reserves include:CapEx ReserveProperty Tax ReserveLegal Reserve (I have tax liens I may be eligible to foreclose on - at about $2,500 per each foreclosure action, my next year's anticipated expense is $15,000 in legal fees)Repair ReserveTenant Deposits (I don't currently invest in States where the funds need to be separated)Vacancy/No Pay ReserveI can write checks directly from the Money Market Checking Account. 

In Florida for example, you have to take legal actions within 6 or 12 months for the lien to be valid. 

Someone had mentioned to me that putting a lien against the property is the best course of action but it seems a bit harsh.

I understand that any response I get is just opinions and you hold no legal responsibility for my actions taken because of them.

  - Know that there is a one year statute of limitations to bring an action to overturn a tax sale, and title companies may not issue title insurance until after this period of time has expired.

It took me about 10 seconds to find this one...http://www.biggerpockets.com/files/user/fortwaynei...Don't know how good it is, but it's more the threat of legal action than the reality.BUT...why do you need an NDA?  

My biggest question is whether or not I need a real estate license to avoid any "broker" like actions?

The next class of tenants will be the creatives and wealthier millennials who want to be close to the action for entertainment but cant afford the $1,700 studios being offered in the large multis. 

I'll put all that into action right away.
