Being able to finance the the repairs may allow you to purchase a multi-family with a slightly higher price point.Find a patient realtor: let them know that you are looking for a specific property in a specific area. a good realtor will set your criteria up on a search and feed you these properties.  

Not good.Ask any investor and they will probably tell you that they never regret being a little more patient when filling a rental.I think you know you shouldn't accept these people, but will your need for their move-in money lead you to rolling the dice?

There are plenty of lower cost areas within less than 2 hours of Fort Lee, NJ that could meet your cash flow criteria.Be patient with your search.

I will say however, if you do decide to go this route to be very patient and wait for the right property to come along.

I am still fairly new my self with only a year under my belt but I have made enough mistakes in marketing to know that you must be patient and consistent.

The market has assuredly changed since the last time but there is still some opportunity if you're patient, creative, and ready to move quickly.If you'd like to chat more, just PM and we can talk more.
