Due to having an aunt that has worked for years as a broker and has acquired numerous properties, I have also taken a large interest in REI.

I’ve been running numbers on numerous properties (I’m trying to brrrr though) and it is tough to get single family properties here to cash flow positive.

I’ve been to numerous cities but not all, looking explore more of the Midwest and west coast area.

It is assumed by the state that any rental larger than a 1 bedroom will fall into this category at some point because of the anti-discrimination laws that prevent landlords from refusing a family because they have a child.

After watching numerous videos, I have been wanting to educate myself on real estate so I have been told to check out the BiggerPockets website, along with the podcasts, so here I am.I am making this post to ask what I should do at my age in order to put myself in the best position to run a successful real estate business in the future.

I understand there are likely numerous variables to this question.

Throughout our rental period we kept regular communication with the owners noting injuries from numerous nail pops, dislodged staples, ripped carpet seams and fraying carpet.  

Property:5 units split between two structures on one deed.  3 residential, 2 commercial Current Gross Income is 41K, Net is 25K, placing current market value around $250,000, verified with numerous local sources. 

Unfortunately, without retirement accounts, I won’t have enough reserves when considering the purchase of numerous properties to hit a short term goal of min $1500/month cash flow.
