There is a market for AirBnB in the summer time for all the non-traditionals: doctors doing rotations at the local hospitals, backpackers traveling across the SW and looking to park up for a night or three, those newly relocated for work who want to rent for 3-6 months before making their mind up on where to buy...

Usually within about a month (or even less) the newly motivated gym enthusiast is back where he or she started - only this time with a little less disposable income as they donate to the cause against flabbiness. 

In other words, I'd like that $100,000 to launch me into a domino effect where I don't have to add additional capital.  

Also- I will be launching a beta-program shortly which will get to do the course for effectively free in exchange for course feedback. 

I have the same problem, the only difference is I have the newly-built house. 

Our agent went back 12 months and submitted some reasonable comps as well as a bullet list of everything that was newly replaced.

On an optimistic level you should be using 60% tenancy, AND should be using a tiered approach to tenancy to factor in launch and audience building.
