I just think you need to narrow down your comps to find out the true fair market value.

You may find your criteria are too narrow or your geographic target is not quite right. 

Hopefully there are only a few people in the county with the same name and you can narrow it down

You should narrow down exactly where you want to start and then target what is best for that such  as flipping holding or wholesaling.

All you can do is keep an eye on the indicators in your market, make sure you have a strong exit strategy and plan b, and don't over leverage...My 2 cents for what is worth.

Primarily targeting B and C class properties with opportunities for value plays. 

You can further target owner occupied by narrowing your list to mortgages that are 10 years or older.
