The property is owned by Bank of America and has a fixer upper home in the front with a mobile home in the back of the property that has been rented for an unknown amount of time.Both a survey and title search have revealed that the mobile home is on the property and has been detitled and joined with the property.Has anyone has run into this type of scenario before and have any tips or advice to give?

Part of my concern if for some reason the inspection comes back with something that will increase my rehab costs, would I be able to walk away from the deal as well?

I am however concerned about the effect the oil industry will have on the rental market in light of upcoming elections.

On one end of that spectrum, a park with 100% PMs (park models) can look, operate and perform similar to a mobile home park. 

Mobile home parks are a very popular topic right now. 

I am currently saving up 20% for a conventional loan (as it may not be possible to owner occupy) and my biggest concerns at this point (along with all the other newbie concerns) is that one of my recognizable weakness is home improvement.

My concern is the liability that opens me up to personally.
