Those are great, but they're really about the mechanics of building a model as opposed to building muscle for the assumptions. 

They don't really tell you HOW to achieve this, but the mechanics of what they teach are correct. 

Check for warranties on any sump pumps or mechanical devices.

I like to pick up properties that make sense from a long term hold perspective where they are mechanically sound and attractive to renters.
