I do Varsity Tutors, drop shipping with a company called Reseller Consultants, transcription services with a company called rev (rev.com), Postmates, I rent out a room of my current residence, I do research studies on my base which brings in roughly 200/month, and another opportunity of equally great measure to my real estate ambitions.I must aggressively grow.

Sheet vinyl seems harder from a DIY perspective because cuts would need to be measured more carefully. 

OR as I do, make a good fair pricing, and have it leased measured in hours and days vs weeks & months. 

This has always been my golden rule as well, and I think it will continue to be the conservative and measured approach for people that want to last a long time.

The crack is up on the second floor so it's tough to get a good look at it or really measure it.

For others that have essentially unlimited resources and decades of experience, it is much less important to be accurate, and becomes more a measure of performance.

Any good realtor in DC has a tape measure in the car for this reason!
