I believe that the pre-HUD stuff is only needed by the title company when a lender is involved so that the title company can ensure all the lender fees are included in the settlement statement and the loan amount matches up.Since you're paying cash, the title company will just do the HUDbased on purchase prices, their fees, etc and any property tax credits.Should be easy.

I do remember that from earlier days.. a good agent leads you to so many other good people... inspectors, contractors, lawyers, money, etc.Right now I'm making phone calls and emailing agents, fishing for a good match.

See if you can have it repaired vs. full replacement but if full replace is needed, then you know what you have to do...also I've printed out the lowes 10% off coupon and have had home depot match the discount for the full transaction. might save you a bit.

I don't like vinyl siding and we do not use it anymore for new builds here.The vinyl gets cracks in it form baseballs and rock flying from the lawn mower.The wind can peel back pieces as well.Even if you have extra pieces to replace the color is off from years of fading from the sun hitting the vinyl so the colors do not match up exactly.The vinyl starts warping and buckling as well from the temperatures.Your vinyl looks in good shape though but eventually you might have to go with a hardi-plank in the future.

for example, have you tried taking a property that sold in december, and from that input props to run your model and see how close it matched against the actual sold price for that subject property sold in december?
