The deal highlighted our ability to identify profitable opportunities and execute them efficiently, delivering a substantial return on investment.

However, since Ive never done this before I decided that the amount of capital needed in my desired markets was too great to risk testing my strategies here.

The rehab on your primary will help with the cash out refi, there will be a new appraisal which should reflect the higher market value. 

Even with the recent stock market chaos, there's some bright news for mortgage companies.

I did everything else.......the legwork to find the property, I purchased it, I used my crew and subs to do all of the necessary work, I got it on the market and sold it.The split was 50/50, and sometimes slim or even a loss.Think about how this scenario would work for you.

It seems like there is a very strong real estate market out there. 

We were able to buy low years back when the market was hurting to get a 10% ROI.
