Bakersfield and other Central Valley cities have had plenty of times when prices were out control in the wrong way.

So to invest in CF you have to be an investor that can give up control to someone else over the DD of your investments.  

My goal is to use seller financing or lease option to control the property, then a balloon payment in 3-5 years.

So I lost 200 a month in cashflow but turned the one cash out refi house worth 175k into three houses worth 475k.  

Me and my family bought two houses back in 2004/05 lost them.

When you look at buying on terms in your state, I would buy "subject to" over installment sales contract or land contract or contract for deed or wrap around mortgage AITD-Subject to gets you the deed, -Other creative financing has less control on acquisition 

., interior or exterior damaged, pool damaged, fire damage, over grown landscaping covering the entire house, squatters.Once you take control of the problem, rehab and rent, if you purchases correctly you will have a nice amount of equity.  

Do you set your own rent amount and if it fits within the voucher then thats what they will pay or does section 8 have full control of what the rent amount will be??

For example, I hate managing projects that  have no control over.
